The site was Steve Wynn's Mirage from 1989 to 2024 — the first true megaresort on the modern Strip and the property that kicked off the 1990s development cycle. Hard Rock International (owned by the Seminole Tribe of Florida) acquired operations from MGM in 2022 for $1.075B; VICI Properties took the underlying real estate the same day in a sale-leaseback for another $1.075B.

The Mirage closed July 17, 2024. The volcano (a 35-year Strip landmark) was demolished. Hard Rock is rebuilding the property as a 42-story guitar-shaped tower — final structural beam installed May 1, 2026. Targeted opening: Q4 2027. See also What's about to change on the Strip.
